Building your new home is a collaboration: we work together to get it done.  How does it all come together?  There will be some variation in the steps, but here is a summary of what happens.  For our video library take a look here.

Phase 1: Before Construction Starts

  • We start with feasibility pricing.  Give you a rough price based on you general requirements.  Not a bid but a good way to see if you project is...well...feasible.
  • If you need design work, we get it done.
  • Full estimate base on finished design.
  • Contract
  • Engineering
  • Permits
  • Then we want to nail down as many selections of products as we can: cabinets, flooring, light fixtures, plumbing fixtures. etc.  The sooner we get that done the better.  You get a list of what you need to pick out and when.

Phase 2: Site-work & Foundation

  • Layout, footings, slabs.
  • Piers, if you're on the water.
  • Plumbing rough-in.
  • Electrical rough-in
  • HVAC rough-in
  • City inspections.
  • Some of the order may change but this is generally what happens here

Phase 3: Framing and "dry-in"

  • Now the lumber framing goes up.
  • Trusses (roof parts if they are manufactured in a plant) or rafters (if the are build on site) are started and finished.
  • Roof plywood is installed
  • Windows and exterior doors are installed.  Things really start to look like a home!

Phase 4: Inside rough-in

  • Electrical rough-in
  • Plumbing rough-in
  • HVAC (heating, ventilation, and air-conditioning)
  • Phone, cable, alarm wiring are all installed
  • Shingles or metal roofing installed
  • And then the "4-way" inspection!  It's a big deal.  This is a great time to point out that our work will go through many inspections by the city (or county) to make sure the work is being done right.  They are tough, and that's a good thing.

Phase 5: Outside rough-in

  • We will get the siding installed
  • Grading
  • Driveways
  • sidwllks
  • irrigation systems
  • Some of these items are done concurrent with other steps and some come a little later

Phase 6: Insulation, drywall, trim

  • Foam and fiberglass insulation
  • Drywall is hung
  • Drywall is tapes and textured
  • Flooring is put down (except carpet)
  • Cabinets are installed
  • Interior doors are hung
  • Base, casing, and crown are installed

Phase 7: Getting close inside and out

  • Painters put on final coats
  • Counter-tops installed
  • All plumbing fixtures installed
  • All electrical fixtures installed
  • Air-conditioning up and running
  • Final water and gas hookup
  • Another City inspection
  • Gold fortified inspection if needed

Phase 8: Ready to move in

  • Final walk-through punch list prepared with you and completed
  • landscaping installed
  • Final cleaning
  • You get the keys!
